The original terracotta tiled floors, the high ceilings with wooden beams, all coordinated with quality furnishings, with fine antiques, are a perfect match for the characteristics of the villa. You will feel a sense of warmth at the villa, you will feel welcomed and pampered, perfectly in harmony with your surroundings.
The history of the farmhouse is also fascinating. In ancient times, the Valdichiana was a swamp and before the land reclamation took place, its waters lapped the land of the property and just a few steps from the house there was a small harbour for boats that connected by water to the surrounding villages.
Today the villa is part of a farm that includes vineyards, cereal crops, farmyard animals and beautiful horses. About 1 km away, at the owners' residence, you will be able to enjoy the organic produce from their vegetable garden free of charge. Their paddocks, should you travel with your horses, will be at your disposal (service available for a fee).
Around the villa, you will enjoy a large, completely fenced green space perfect for your morning or evening walks even with your four-legged friends. Inside the park there is also a woodland path (approx. 500 m) where you can relax, walk and organise cool snacks.

A careful renovation has brought La Casa del Nonno back to life. Rustic style furniture, old beams on the ceilings, the old fireplace in the living room, give it a warm atmosphere reminiscent of times gone by, when the house and the open fire were the shelter of the farmers after a hard day's work.

The first time it may seem a little challenging, but as soon as you arrive at your destination you will be rewarded with absolute peace, stunning views, unspoilt spaces and unforgettable sunsets. The place is your paradise if you are a nature lover, surrounded by cool green forests and inhabited by local wildlife. It is not difficult, on summer evenings, to come across friendly hares, porcupines, roe deer or fallow deer.
The small hamlet has a beautiful panoramic swimming pool (10x5 mt, depth 1.20-1.60 mt - open from 17 May to 27 September) completely fenced and with a Roman steps, which is about 100 metres from your house and in common use with the other guests. In the solarium you will have your own private area with 4 sun beds and a sun umbrella, where you can spend your lazy days by the pool. The house also has a private, shaded area with a table and chairs, where you can enjoy your meals in the peace of the cobbled alley.
The house is equipped with all the necessary comforts, furnished in rustic style, reminiscent of the rural homes of our grandparents, the beamed ceilings (the size of some of the doors are quite small), the terracotta floors, the old marble sink... we can assure you that spending your holiday here will be a real plunge into the past!
The little house, in our opinion, is ideal for couples, even with children; if you wish to get away from it all, it will become your favourite place, you will only be disturbed by birdsong, and in the morning you will wake up to a wonderful view to greet you. At Casa nel Borgo quiet, tranquillity and the slow, lazy flow of the days will be the watchwords of your holiday. The nearest shops are in Castiglion Fiorentino, about 15 km away. And about 9 km away, in the lttle village of Santa Cristina, you will find a small grocery shop and a Tuscan restaurant. You will leave your heart in Cortona, in its paved alleys that climb up the hill, you will immerse yourself in an almost magical atmosphere, as if suspended in time.
Don't forget to dine in one of the countless restaurants and trattorias in the historic centre; our advice is definitely local red wine and a nice Tagliata of Chianina beef!
Until a few years ago the house was the heart of a large farm, then a recent and careful renovation, which the owners carried out with love and care to keep the old features of the villa unaltered, transformed it into a cosy holiday home.
Still next to the house you will find the wine cellar where the owner produces excellent wine (Vino DOC Cortona), which you can taste for free during your holiday.
All around the house you will have at your disposal a large green area equipped with gazebo, table and chairs for your outdoor dinners in company, barbecue, games for children and shaded parking spaces. If you book a holiday at Casale Aiola you will find yourself immersed in a modern farmhouse and forestry farm, surrounded by greenery and set in the total tranquillity of the hills on the border between Tuscany and Umbria, among age-old woods and picturesque valleys. Casale Aiola is an old stone farmhouse divided into two parts. In one part of the house lives the owner who, with his discreet presence, will be a sure reference point for any need.
The farmhouse is located about 25 km from the beautiful Cortona, in Tuscany and about 15 km from the village of Trestina, in Umbria. You can do your shopping in either Cortona or Trestina, both of which have shops, supermarkets and services.
From here you have easy access to green Umbria, with its small villages nestled in the lush hills and bucolic landscapes of Lake Trasimeno, Perugia is only 60 km away.
Similarly, once you have reached Cortona, the splendid towns and cities of southern Tuscany will open up for you to discover. From Cortona to the farmhouse the road is perhaps a little long, even though it is all paved. But once you are there you will be rewarded with the absolute tranquillity of the place.
In our opinion Casale Aiola is definitely suitable for groups of families with children. The large green space around the house is perfect for the little ones to run and play in the middle of nature. Also available, in front of the house, is a children's swimming pool (size m. 4x8 - depth 0.60 m., table tennis, table football, children's games and a bowling green. Pets are welcome (extra charge could be required).
For adults and children there is a large private swimming pool (size 9x16 m. -depth 1,20 m. completely fenced - open from 15 May to 30th September) with bathroom with shower and a small gazebo with fridge to cool down on hot summer days and the tennis court.

You will find La Casina del Bosco in an extremely panoramic position, nestled among silver olive trees in the beautiful, green Alpe di Catenaia. The little house is located not far from the mountain pass that joins the two valleys of Casentino and Valtiberina and will allow you easy day trips in both valleys, in search of monasteries and castles and small, ancient villages carved in stone and unknown to most people. The splendid view that you will see every morning from your windows overlooks the surrounding luxuriant woods, thickets of ancient chestnut and oak trees, where wildlife still reigns supreme. The house is reached by a small unpaved road (approx. 2 km), which we do not recommend taking with sports cars. About 8 km away is Subbiano, an industrious village with supermarkets, restaurants and shops of all kinds, whose origins can be traced back to Roman times. In the small village of Falciano, just 3 km away, there is a typical Tuscan restaurant where you can enjoy pasta, meat and traditional dishes that we are sure you will not easily forget.
18 km away is the ancient city of Arezzo, to which we recommend you dedicate at least one day, strolling through its paved alleys and beautiful squares.
The little house that you will rent is the result of a recent restoration, built with ancient local stone but above all a depository of very distant origins, it was in fact once used by shepherds who stopped there during the transhumance.
For your days of complete relaxation, there is a panoramic swimming pool surrounded by olive trees ( size m. 6 x 2.70, depth m. 1.30 - open from 01st May to 30th September), a hydro-massage tub (5 seats, size m. 2.20 x 2.20 - available with extra charge), a pergola furnished with table and chairs to enjoy your meals in the open air, a barbecue and a fully equipped garden. The outdoor area (approx. 1200 sqm) is fully fenced and your small four-legged friends are very welcome. You will find the house decorated with antique furniture that perfectly matches its features, giving it a cosy and warm atmosphere.

Just 4 km away is also the Arezzo Equestrian Centre where internationally renowned equestrian events are held throughout the year.
The beautiful panoramic swimming pool (size 5x10 m, depth 0.90-1.80 m - open from 10 May to 30th September) was built on a large green terrace, just a few metres from the house. In the completely enclosed garden, your children can play freely in absolute tranquillity in the shade of the olive trees and century-old trees, while you, by the side of the pool, can enjoy the sun while admiring the fantastic panorama of the valley below.
