Villa Giusy, a recently built villa, is located in a cool woodland and set in a panoramic position at the beginning of the ancient road connecting Arezzo to Valtiberina.
Thanks to its strategic position, the villa is an ideal starting point to visit many areas rich in historical, cultural and religious significance, such as: Arezzo, well known for its ancient goldsmiths’ art, the historical re-enactment of the “Giostra del Saracino”, and its Antiques Fair; Anghiari, beautiful medieval village, whose territory is drawn by the flow of the rivers Arno and Tevere; San Sepolcro, the most important centre in the valley and full of art treasures of inestimable value. The small village Ponte alla Chiassa is about 1 km far from the villa and offers many shops and other services.

This beautiful villa has spacious grounds with outdoor furniture where a 7x14 m. private swimming pool (dimensions:Width: 7mLength: 14m Depth:Minimum: 1.5m Maximum: 3m) and a tennis court are set.
In the building next to the pool there is the entertainment room with table tennis, billiards, table football and a bathroom with shower.

SECOND FLOOR:
three double rooms (two of them with en-suite bath-room with shower), twin room, bathroom with tub and shower. It is possible to add two single beds.
DEPENDANCE:
"leisure-time" room, bathroom with shower.

Villa was built some 30 years ago, the idea and design were excellent, but it looks like that during recent years the owners didn't invest much and quite a number of things needs to be improved.
In general villa was clean.
Villa's location quite convenient, only 12 kilometers to the center of Arezzo, within one hour drive to Sansepolcro, La Verna, Michelangelo Caprese.
From my view the kitchen is the first object to be renovated- equipment, furniture, accessories should be replaced and updated.
For those visitors who plans to stay in this villa second half of June one will recommend to visit Arezzo to see Giostra del Saracino - quite impressive performance.
The owners are very nice people, cooperative, friendly.

I saw that you did not have a positive review on the kitchen: The kitchen is in the Tuscan style and was purchased 7 years ago, there are all major appliances : an oven,
the dishwasher, the obd, and it is equipped with all utensils for cooking and eating.
we also had a microwave, but it was broken and we decided to not replace it.
The bathrooms are simple, as shown in the pictures. This winter we repaired the floor of the pool,and we are planning to also repair the tennis court.Vil du anbefale denne ejendom til en ven? Ja
Nice and spacious house / property. Could have been a bit cleaner (floors and kitchen area)/bath rooms were clean though) And as the house has no AC and it was very hot during our stay ventilators in the bed rooms would have been nice.
