In fact, maybe a little too close if you want the living room quiet from 08:30-10:00. Noise from the crowd waiting for tickets didn't reach the bedroom, though, and they were interesting to watch. The washer took a little getting used to, even after we let in the repair man to fix a leak. Also had to get used to the sit-tub/shower. Had a low shelf that you could sit on that sloped to the drain level. Hard to stand in since it was hard to fit both feet on the same level. The slope between the levels was slippery.
